Maintains all job budgets accurately and cost effectively.

Spreads, bids, negotiates and awards for all onsite contracts.

Establishes level of specification for each project with project management.

Prepares scopes of work and bid lists for each project.

Works with Directors of Construction and Superintendents to ensure subcontractors meet field schedules and quality standards.

Evaluates existing subcontractors and screens new subcontractors for future use.

Maintains accurate and cost effective budgets and communicates changes as needed.

Oversee all STD’s and Options for every project with Purchasing Assistant and Options Coordinator and troubleshoot issues related to them.

Distribute project information as needed to Project Managers, Superintendents, Directors of Construction, Subcontractors, Architects, Engineers, Decorators, etc.

Regular contact with Director of Purchasing, Purchasing Assistant, Options Coordinator, Project Managers, Superintendents, Directors of Construction, Subcontractors, Architects, Engineers, and Decorators.

Performs other tasks as assigned.

Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.

Interviews, hires, and trains employees; plans, assigns, and directs work.

Appraises performance; rewards and disciplines employees; addresses complaints and resolves problems.

Requirements Education and/or Experience/Licenses and/or Certificates:

High school diploma or general education degree (GED).
Minimum of 5 years of recent experience working for a high volume builder for residential construction with attached/multifamily experience included.
At least three years of demonstrated experience in a Purchasing Department in the home construction industry; or equivalent combination of education and experience.
Highly organized with the ability to handle a multitude of projects simultaneously.
Requires the ability to communicate effectively (written and verbal) with managers, agencies, consultants, subcontractors, and all levels of employees.
Must have problem solving, prioritizing abilities, and interpersonal skills.
Ability to adhere to strict time deadlines and work under pressure.
Ability to execute tasks in an efficient manner without sacrificing quality.
Must be flexible and able to adapt to changing priorities and procedures. Ability to manage high level of stress and to take direction from various people.
Recent experience with AS400; JD Edwards; DPS; word processing; spreadsheets including Lotus and Excel; database; and other Windows software.
